Naval Row Granted Planning Permission

A great success for CJCT’s scheme at Naval Row for Criterion Capital at yesterday evening’s Tower Hamlets planning committee meeting where the project has received the resolution to grant planning permission with no objections.

The 30 storey residential building sits complementary to the Blackwall Reach masterplan and provides 169 new homes with 35% of those affordable. A new bus interchange and extensive landscaping adjacent to as well as underneath the DLR line create a fantastic scheme that really transforms an underused area and stitches the new masterplan in with historic streets and buildings along Naval Row. The site offered great opportunities for development but also challenges due to its close proximity to the raised DLR and Aspen Way, one of the main arterial roads into London. Generous floor to floor heights at ground floor plus locating service areas at first floor level lift residential uses further above ground and away from higher noise and air pollution levels. Coupled with wintergardens on the lower third of the building to act as an additional buffer within the façade zone, the design creates high quality homes on all levels the majority of which over 80% are also dual aspect apartments. Through creative thinking we were able insert a second escape staircase into the scheme at a late design stage without compromising the overall integrity or appearance of the design.
